About Andover

The Andover area in southeast Lexington isn't one single neighborhood. It's a cluster of six or more subdivisions that share the Andover name and a common origin: they were all developed in the late 1980s and 1990s around a private 18-hole golf and country club. Andover Hills, Andover Forest, Andover Village, and several other Andover-named subdivisions make up the area, each with its own homeowners' association and slightly different boundaries. The whole cluster sits south of Todds Road in southeast Lexington, roughly between Man O' War Boulevard and Hamburg, with Hays Boulevard, Pleasant Ridge Drive, and Jacobson Park forming the outer edges of various sections. The area is known for large single-family homes, mature landscaping, and quick access to Hamburg shopping, Man O' War Boulevard, and I-75. These are the kinds of details that matter more than first-time movers usually realize. If you're considering Andover, knowing which specific Andover subdivision you're looking at matters more than you'd think. The most distinctive thing about Andover is what happened to the golf course at its center. The Andover Golf and Country Club opened in 1990, designed by Clyde Johnston as an 18-hole championship course covering 145 acres that wove through the surrounding neighborhoods. It anchored the entire area for nearly three decades. In February 2017, the country club went bankrupt and closed. Whitaker Bank, which held the mortgage, bought it at auction for $2.95 million. The closure left more than 1,500 surrounding homeowners wondering what would happen to the green space that gave their neighborhood its character. In 2018, the answer came from the neighborhoods themselves. Six Andover-area homeowners' associations pooled their resources and purchased the golf course property from Whitaker Bank for $3.15 million. They now collectively own and maintain the 145 acres as community green space and walking trails. The course is no longer a golf course, but it's still there, and it's still owned by the people who live around it. As of 2025, a Lexington developer (Anderson Communities) has filed an application to re-open the former clubhouse as a restaurant and build 88 townhouses on 19 acres of the property. The neighborhood associations will continue to own the remaining 145 acres as green space.

What's Nearby

The Andover area's location next to Hamburg gives residents quick walkable or short-drive access to one of Lexington's biggest retail and dining corridors. You'll be just minutes from chain dining options like Carrabba's Italian Grill (get their Calamari), Bonefish Grill (one of my favorite restaurants in Lexington), and Lexington's only Johnny Carino's location. For retail you're very close to Costco, Meijer, and Cabela's. Kroger on Richmond Road is not far either. Hamburg Pavilion, with 75 stores across nearly a million square feet of retail, is just to the north. Major destinations include big-box retailers, restaurants, movie theaters, and entertainment options. Jacobson Park sits to the west of Andover Hills. It's a Lexington Parks and Recreation property with a lake, walking trails, picnic areas, and recreational facilities. It's a short walk from much of Andover Hills. If you move to this area, attend Friday Flicks at Jacobson Park. They show movies outside during the summer. Bring blankets, camping chairs, and food, and you're set for a good night under the stars. I'd much rather do this than go to a theater.

Cost of Living

Andover area home prices have climbed in recent years. As of 2026, larger single-family homes in the Andover subdivisions typically run $400,000 to $800,000, with some properties at the higher end exceeding $1 million. Andover Forest median listing prices have been tracking around $638,000 based on recent sales data. Townhomes and smaller properties run lower. For context, Andover prices run substantially higher than Masterson Station ($200,000 to $400,000), but in a similar range to fully renovated historic homes in Bell Court.

Schools

School zoning varies by which Andover subdivision a home is in. Most Andover-area subdivisions feed into Henry Clay High School. Elementary and middle school zoning differs more: Andover Hills: Athens Chilesburg Elementary, Edythe J. Hayes Middle, Henry Clay High. Andover Forest: Liberty Elementary or Athens Chilesburg Elementary, Edythe J. Hayes Middle or Crawford Middle, Henry Clay High. Because school zoning can vary block by block in the Andover area, verify your specific address with the Fayette County Public Schools boundary locator before counting on a specific school.
