About Masterson Station
Masterson Station is one of the largest subdivisions in the state of Kentucky. There are roughly 2,300 homes here and a population close to 12,000 residents. The neighborhood sits on the northwest side of Lexington, bounded by Masterson Station Park to the west, Leestown Road to the south, Greendale Road to the east, and Spurr Road to the north. Citation Boulevard and Masterson Station Drive are the main internal roads that cut through the residential areas. Quick access to I-75 and New Circle Road makes the decision to live here easier if you commute or travel often. The biggest draw to this area is Masterson Station Park, over 600 acres of green space that anchors the whole neighborhood. There are horseback riding trails, walking trails, soccer fields, a popular splash pad, a playground, and a dog park. People picnic, run, walk, fly kites, fly drones, windsurf (I've seen it), and let their dogs run around. The park gets used year-round. There's always someone out doing something. This is one of the best neighborhoods in Lexington for runners and walkers. In addition to the park trails, there are all kinds of blocks you can loop around if you want to stay close to home, or you can string together longer routes that go many blocks. The terrain is mostly flat with a few slightly hilly sections. If you encounter other runners or walkers while you're out, most of the time they'll say hi and acknowledge you.
What's Nearby
Masterson Station is a different place than it was five years ago, and that's a good thing. There's more to do out here now. More places to eat without having to drive into Lexington and fight traffic. The whole area is going under a lot of development, with more townhomes and businesses coming in. It's still the same park-centered neighborhood at its core, but the amenities around it keep getting better. A new development at the Lucille Drive extension created a new entrance to the subdivision and brought in walkable amenities. Smashing Tomato Pizza, Ramsey's Diner, Osaka (Japanese), and Clark's Pump-N-Shop are all right there. Another small strip mall just went up and will fill in with more businesses soon (I'll update this when it does). Homes along the Lucille Drive corridor have walkable access to all of this. A little further up on Abigail Way, the Crossroads IGA has a grocery store and a Subway, also walkable from much of the neighborhood. Three miles down Citation puts you at a Publix and more restaurants. Four miles down Leestown Road gets you to the Kroger shopping center and a stretch of other shops after that.

Homes here run roughly $200,000 to $400,000 as of 2026, which is one of the better values in Lexington for what you get. The price range covers a lot of variety, from starter homes to larger family homes built over the past 25+ years of continuous development.
Schools
The neighborhood is currently zoned for Sandersville Elementary School, Leestown Middle School, and Bryan Station High School. A new elementary school is under construction on Greendale Road within the neighborhood. A new middle school is planned for the same Greendale Road land, expected to follow the elementary. When these open, they will likely change the elementary and middle school zoning for the area.
